Know your portfolio properly.
Whether it’s one buy-to-let or a hundred units, the questions are the same: what condition is it really in, what will it cost me over the next few years, and where should the money go first?
From a single let
to a full portfolio.
We work with private landlords, portfolio investors and property companies across Merseyside, before purchase, during ownership, and when it’s time to sell.
Stock condition surveys
A consistent assessment across every property you own, so you can compare like with like. We give you a prioritised schedule of works and lifecycle guidance rather than a pile of unrelated reports.
Pre-purchase surveys
Buying a new addition to the portfolio? A Level 2 or Level 3 survey tells you what you’re taking on, and whether the yield still stacks up once the repair schedule is factored in.
EPCs and energy advice
Every let property needs a valid EPC. We produce them, lodge them, and tell you honestly which improvements would actually move the rating and which are a waste of money.
Valuations
Independent RICS Red Book valuations for refinancing, portfolio review, asset splitting, probate and sale decisions, based on real local comparables, not agent optimism.
Planned maintenance planning
Turning ‘it needs some work’ into a costed, prioritised plan you can budget against and defend to a lender or a board.
Compliance commentary
We flag what we see: damp and mould risk, fire safety observations, means of escape, and anything else likely to become a problem with a tenant or a local authority.
Straight answers about
your own buildings.
Most landlords we speak to have a rough idea of what needs doing. What they don’t have is a clear, evidenced picture they can plan and budget against, or defend to a lender, an insurer or a business partner.
The same surveyor, the same standards, the same format, so the comparison between units is actually meaningful.
We tell you what needs doing now, what can wait a year, and what you can reasonably leave alone.
If you already run a property management system or a spreadsheet you trust, we’ll format the output to drop straight into it.
Victorian terraces, conversions, city-centre apartments and post-war estates. We survey them every week and we know how they fail.
From enquiry to report
in four simple steps.
No jargon and no waiting around, just a clear timeline from booking to your digital report landing in your inbox.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”
“Couldn’t recommend Trust Surveyors enough. Kept me up to date, easily available to chat … ultimately the survey spotted something that could have caused me a lot of issues further down the line. Massive thank you to Trust Surveyors.”
“Very prompt initial response from my first enquiry and level 3 survey undertaken a few days later. Really thorough report received and a follow-up telephone call to go through the main issues, put them in to context and answer questions. Excellent, clear & prompt communication throughout. Highly recommend.”
Landlord questions.
What is a stock condition survey?
A consistent condition assessment across every property in a portfolio. You get a prioritised schedule of works and planned-maintenance guidance, so budgets go where they’ll do the most good, rather than a pile of unrelated reports.
Do I need an EPC to let a property?
Yes. An Energy Performance Certificate is a legal requirement for any property being sold or rented. We produce and lodge EPCs and can tell you which improvements would genuinely move the rating.
Can you survey a property before I add it to my portfolio?
Can the reporting fit our own systems?
Yes. If you already use a property management system or a spreadsheet you trust, we’ll format the output to drop straight into it.
Do you value rental properties for refinancing?
Yes. We provide independent RICS Red Book valuations for refinancing, portfolio review, asset splitting, probate and sale decisions, based on real local comparables.
