Level 1 Survey: Condition Report

Contact for pricing

The most basic level of survey. A Level 1 Condition Report gives you a straightforward overview of the property’s condition and flags any obvious faults or urgent issues, using a simple traffic-light rating system.

It’s best suited to newer, conventional homes in visibly good condition where you want reassurance rather than a deep technical assessment. If there’s any doubt, we’ll recommend a Level 2 instead, and we’ll tell you why.

Best for

  • ✓Condition ratings for the main elements of the property
  • ✓Identification of obvious and urgent defects
  • ✓Notes on any risks to the building or grounds
  • ✓No detailed advice on repairs or costings
  • ✓No valuation included
Modern, conventional homes

Built recently, in visibly good order, with no obvious cause for concern.

A basic health check

A snapshot rather than a full technical investigation.

Level 2 Survey: Homebuyer Report

From £500

This is the survey most buyers need. A Level 2 is a more thorough inspection of properties built within roughly the last 50 years that are in reasonable condition. We assess the structure, look for defects, and give each element a clear condition rating.

A Level 2 can also include a market valuation, and we’ll note any discrepancies we spot against the property’s existing EPC. You get a report written in plain English: clear, concise and accessible, not a wall of jargon.

First-time buyers and home movers

Negotiating on price

Findings can give you real leverage with the vendor before you exchange.

Level 3 Survey: Building Survey

From £700

The most comprehensive survey we offer. A Level 3 Building Survey is a full inspection of the property with detailed guidance on the condition of every accessible element, the likely cause of any defects, and what you should do about them.

We recommend it for older properties, anything of unusual construction, listed buildings and homes in conservation areas, or where you’re planning significant alterations and need to understand exactly what you’re working with.

RICS Valuation

From £350

An independent, RICS Red Book valuation of what a property is actually worth, not what an agent hopes it might fetch. We use recent local sold comparables and our own knowledge of the Merseyside market.

We produce valuations for sale and purchase decisions, probate and inheritance, matrimonial and asset splitting, shared ownership and Help to Buy loan redemption. Help to Buy valuations are prepared in line with the required Target HCA standards.

Domestic Energy Assessments & EPCs

From £90

An Energy Performance Certificate is a legal requirement for any property being sold or rented in England and Wales. As qualified domestic energy assessors we can produce yours quickly and lodge it on the national register.

We’ll also tell you, in plain English, what would actually move the rating, useful if you’re a landlord working towards minimum energy efficiency standards.

Stock Condition Surveys

For landlords, housing providers and portfolio owners who need to understand the condition of their stock as a whole, rather than one property at a time.

We inspect across the portfolio and give you a consistent picture of condition, likely lifecycle costs and where money needs to be spent first, so maintenance budgets go where they’ll do the most good.

Questions about our services.

What’s the difference between a Level 1, Level 2 and Level 3 survey?

A Level 1 condition report is a straightforward overview for newer, conventional homes in visibly good condition. A Level 2 survey (Homebuyer Report) suits most buyers: homes built in roughly the last 50 years and in reasonable condition, with condition ratings, advice on defects and repairs, and an optional valuation. A Level 3 building survey is the most detailed, for older, larger or unusual properties, listed buildings, homes in conservation areas, or if you’re planning major alterations.

How much does a survey cost?

Level 2 surveys start from £500, Level 3 from £700, RICS valuations from £350 and EPCs from £90. Level 1 and stock condition surveys are priced on request. The exact figure depends on the property, so send us the address and we’ll give you a clear quote, usually within the hour during business hours.

Is a mortgage valuation the same as a survey?

No. A lender’s valuation is a brief inspection to confirm the property is worth roughly what you’re borrowing. It isn’t designed to find defects and tells you very little about the condition of the building. A survey is carried out for you, not the lender.

Do you provide Help to Buy redemption valuations?

Yes. Our RICS Red Book valuations for Help to Buy redemption are prepared in line with the required Target HCA standards, using recent local sold comparables. We also value for probate, inheritance, matrimonial and shared ownership purposes.

Can you produce an EPC on the same visit as a survey?

Yes. If the property needs an Energy Performance Certificate, we can carry out the domestic energy assessment while we’re there and save a second visit.

Are your reports independent?

Completely. We’re not tied to any estate agent, lender or developer, so our only job is to give you an honest picture of the property.

Not sure which survey
you need?

Tell us about the property and we’ll tell you honestly which level is right, and if a cheaper one will do, we’ll say so.
