About the Level 2 →
Trust Surveyors is an independent firm based on Old Hall Street in Liverpool city centre. We carry out RICS home surveys, Red Book valuations and EPCs across the city, Merseyside and the wider North West, and we explain every report in plain English.
RICS is the professional body for surveyors and valuers in the UK. Our Level 1, Level 2 and Level 3 reports follow the RICS Home Survey Standard, so you know what each level covers before you book, and the format is one your solicitor, lender and estate agent will recognise.
As RICS Registered Valuers, our valuations are carried out to RICS Red Book standards. That matters when a figure has to stand up to scrutiny: for probate, for a Help to Buy redemption, for shared ownership staircasing or when assets are being split.
We’re also independent. We aren’t tied to an estate agent or a lender, so our job is simply to tell you what we find and what it’s worth.
Clear prices, plain-English digital reports and a call afterwards to talk through anything that matters. If a simpler survey will do the job, we’ll tell you.
The right choice for most buyers: homes built in roughly the last 50 years and in reasonable condition. Condition ratings throughout, advice on defects and repairs, and an optional valuation.
About the Level 2 →For older, larger or unusual properties, listed buildings, conservation areas, or where you plan to extend or convert. Detailed analysis of defects, their likely causes and what to do next.
About the Level 3 →Independent RICS Red Book valuations for sale and purchase, probate and inheritance, matrimonial and asset splitting, shared ownership and Help to Buy loan redemption.
About valuations →Also available: Level 1 condition reports, EPCs from £90 (which we can produce on the same visit as your survey) and stock condition surveys for landlords.
An RICS valuation tells you what a property is actually worth on a given date, not what an agent hopes it might fetch. We base it on recent, genuinely comparable sales and on what we see when we inspect the property.
Liverpool values can change a great deal from one street to the next, and from a Georgian townhouse to a converted warehouse flat. That’s why we inspect in person rather than relying on a desktop estimate.
Liverpool has a wide range of housing: Georgian townhouses around Rodney Street and Canning, streets of Victorian terraces, Edwardian and interwar semis in the south of the city, and apartments in converted warehouses and newer blocks in the city centre. Each needs a different level of survey. For a guide to surveys by neighbourhood, see our property surveyor Liverpool page.
No jargon and no waiting around, just a clear timeline from booking to your digital report landing in your inbox.
Tell us about the property and we’ll advise which survey is right for you and give you a clear quote, usually within the hour.
A RICS Registered Surveyor visits the property and carries out a thorough assessment, inside and out.
Your digital report arrives promptly, written in plain English, with photographs and condition ratings throughout.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”
“Couldn’t recommend Trust Surveyors enough. Kept me up to date, easily available to chat … ultimately the survey spotted something that could have caused me a lot of issues further down the line. Massive thank you to Trust Surveyors.”
“Very prompt initial response from my first enquiry and level 3 survey undertaken a few days later. Really thorough report received and a follow-up telephone call to go through the main issues, put them in to context and answer questions. Excellent, clear & prompt communication throughout. Highly recommend.”
Merseyside is our home patch, and we also survey regularly across Cheshire, Greater Manchester and Lancashire. Choose your town for local advice on the homes there.

RICS (the Royal Institution of Chartered Surveyors) sets the professional standards surveyors and valuers work to in the UK. Trust Surveyors are RICS Registered Valuers, and our home surveys follow the RICS Home Survey Standard, so the scope of each level is clear before you book.
A Red Book valuation follows the RICS valuation standards. It’s an independent, evidence-based figure for a specific purpose and date, which is why it is used for probate, Help to Buy redemption, shared ownership staircasing and matrimonial cases.
No. A mortgage valuation is carried out for your lender, to confirm the property is good security for the loan. It isn’t designed to find defects. An RICS Level 2 or Level 3 survey is carried out for you and looks at the condition of the building.
Yes. We produce Help to Buy loan redemption valuations prepared to the standard Target HCA requires, so the report is suitable to submit. Tell us whether you’re redeeming in full or in part when you get in touch.
For a Victorian or Georgian property, anything of unusual construction, or a home you plan to extend or convert, a Level 3 building survey is usually the right choice. For a conventional house built in roughly the last 50 years and in reasonable condition, a Level 2 normally does the job. If the simpler option will do, we’ll tell you.
