Five-year fixes taken out at the back end of 2021 are running out this spring, and the renewal letters are landing in the post. If yours is one of them, the figure your lender quotes is built on a desktop valuation that may already be twelve months stale. A current RICS valuation can change the loan-to-value band you sit in, which in turn changes the rate you are offered. For homeowners across Liverpool, Wirral and Cheshire, that gap is worth understanding before you sign.
Mortgage renewals are not the only reason to update a property valuation in May, but they are the most common one. A property valuation from a RICS Registered Valuer gives you an independent, defensible figure based on local comparable evidence and the condition of your home today, not the AVM model from last summer. Our RICS Registered Surveyors and Valuers page explains how the valuation report is structured and what your lender will accept.
How Lenders Decide Your Mortgage Rate
Every mortgage product is priced against a loan-to-value ratio, often shortened to LTV. The lower your LTV, the more security the lender has, and the lower the rate they will offer. Most lenders set their pricing tiers at 60%, 75%, 80%, 85% and 90% LTV. Crossing one of those boundaries by even a small margin can move you onto a noticeably cheaper deal.
The LTV calculation depends on two numbers: the outstanding loan balance and the current property value. The loan balance is precise. The property value usually is not. Lenders rely on Automated Valuation Models that compare your address to recent sales nearby, and those models are accurate within a band rather than to the pound. An independent valuation report sits above an AVM in the lender’s evidence hierarchy and is often accepted as the definitive figure.
The Financial Conduct Authority’s mortgage rules require lenders to lend responsibly, which means they will consider a properly evidenced valuation when it materially affects the decision. If your home has been improved, if the market has moved, or if the original valuation undersold the property, asking for a revaluation is a reasonable step.
When a Fresh Valuation Pays for Itself
The maths is straightforward. On a 200,000 pound mortgage, the difference between a 75% LTV product and an 80% LTV product is often around 0.3 to 0.5 percentage points. Over a five-year fix, that gap can be worth several thousand pounds in interest. A residential RICS valuation typically costs a few hundred pounds. If a current valuation moves you into a lower LTV band, the report pays for itself many times over before the fix even ends.
The clearest cases are homes that have been extended, refurbished, or improved energy-wise since the last valuation. Loft conversions, single-storey rear extensions, new kitchens, and EPC-upgrade works all push the market value up in ways that desktop models struggle to capture. Sean Pearson, who founded Trust Surveyors and inspects properties across the North West every week, regularly finds that owner-occupiers undervalue their own homes when asked to estimate for the lender.
The next clearest case is a rising local market. Pockets of Liverpool such as Aigburth, Allerton and parts of L18 have moved noticeably over the last eighteen months. AVMs lag those moves by six to nine months, so a May valuation often catches a 2024 increase that your renewal offer has not yet priced in.
What a RICS Valuation Report Includes
A formal RICS Red Book valuation runs to several pages and is signed by a Registered Valuer who carries professional indemnity insurance. It opens with an inspection of the property, room by room, with notes on construction type, condition, and any factors that affect value. The report then sets out at least three comparable sales within a defined radius, adjusted for differences in size, condition, and date of sale.
The final figure is the surveyor’s professional opinion of open market value on the date of inspection. That figure can be relied on by your mortgage lender, your solicitor, and HMRC if the valuation is also being used for tax purposes. The report is dated and addressed to you, which is what gives it standing in the lender’s decision.
If you are also remortgaging because of a divorce, an inheritance, or a transfer of equity, the same valuation can cover more than one purpose. We will ask at booking which use cases apply, so the report is written in the form your lender, solicitor, and accountant need.
Five Things to Do Before You Sign the Renewal
Read the renewal letter in full before responding. Lenders sometimes offer a product transfer at one rate and a remortgage at another, and the better deal is not always the obvious one. Your existing lender knows your payment history, which is a useful bargaining position to keep in mind.
Check your outstanding balance against your most recent mortgage statement, not against the original loan figure. The balance after five years of repayment is materially lower than the day you completed.
Look up your home on the Land Registry house price tool and compare its 2021 value with the most recent local index figure. That gives you a back-of-envelope sense of whether a fresh valuation is likely to help.
If your loft has been converted, your extension has been built, or your EPC rating has improved since the original valuation, gather the paperwork. Building Regulations completion certificates, gas safety records, and the new EPC all support a higher figure.
Speak to a RICS Registered Valuer before booking the inspection. We can usually tell you over the phone whether a revaluation is likely to move your LTV band, which avoids paying for a report that does not change the outcome.
Frequently Asked Questions
How long is a valuation valid for?
Most lenders accept a RICS valuation for three months from the date of inspection, with some accepting up to six months. The report itself remains a record of value on the date it was carried out, but lenders apply their own currency windows.
Will the lender accept any RICS valuation?
Lenders accept reports written by RICS Registered Valuers in line with the Red Book Global Standards. As a RICS Registered Valuer, Sean Pearson’s reports are written to that standard and accepted by mainstream UK lenders.
Do I need to be at home for the inspection?
Yes, or someone with authority to grant access. The visit usually takes between forty-five minutes and ninety minutes depending on the size of the property and the depth of the brief.
Can a valuation reduce my LTV by a useful amount?
Often, yes. The most common improvement is a one-tier move, for example from 80% to 75%. On a typical North West property at the current market level, that is the difference between two visibly different product groups.
What if the valuation comes in lower than I expect?
The report is yours. You are under no obligation to share a disappointing figure with your lender, and your existing renewal offer remains on the table. We will always explain the comparables behind the figure so you know why it came in where it did.
If your renewal is coming up this summer and you want to know whether a current RICS valuation will move you onto a better rate, speak to our valuation team and we will tell you honestly whether it is worth the visit.
