About the Level 2 →
Formby is known for its pinewoods, dunes and red squirrels, and for roomy detached houses and bungalows on generous plots. We survey homes across the village with a careful eye on extensions, roofs and the sandy ground, then talk the report through with you.
Formby was a small farming and fishing settlement until the railway made it practical for commuters, after which it grew steadily through the twentieth century. Much of today’s housing dates from the interwar years onwards, with detached houses, dormer bungalows and later executive homes on fairly large plots. A handful of older cottages survive in the historic parts of the village. The land is low lying and sandy, bordered by dunes and pine woodland managed in part by the National Trust.
Because many Formby homes have been extended, sometimes more than once, a large part of the survey is understanding what was added, when and how well. Dormer conversions, side extensions and garage conversions are all common. Mature trees in gardens and nearby woodland are also a consideration. We look at how extensions join the original building, how roofs and flat sections are holding up, and whether drainage around the house looks adequate.
Bungalows and chalet houses here often have dormers added to create upstairs rooms. We check the dormer cheeks and roof coverings for leaks, look at insulation where visible, and note whether approvals for the conversion should be requested.
Large pines and broadleaf trees are part of Formby’s character. Roots can affect drains and, on some soils, foundations. We look for cracking that might be linked to nearby trees and note any where specialist advice would help.
Single storey extensions and garages with flat roofs are common across the village. Felt and older coverings have a limited life, so we check for ponding, splits and worn edges and suggest when replacement might be due.
Many Formby homes are interwar or later and in decent order, so a Level 2 Survey is often the right choice. If a house has been heavily extended, has a complex roof, or is one of the older cottages, a Level 3 Building Survey gives a fuller picture. For coastal or low lying addresses, the government long term flood risk service is a useful extra check. Compare every survey we offer.
Clear prices, plain-English digital reports and a call afterwards to talk through anything that matters. If a simpler survey will do the job, we’ll tell you.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”
“Couldn’t recommend Trust Surveyors enough. Kept me up to date, easily available to chat … ultimately the survey spotted something that could have caused me a lot of issues further down the line. Massive thank you to Trust Surveyors.”
“Very prompt initial response from my first enquiry and level 3 survey undertaken a few days later. Really thorough report received and a follow-up telephone call to go through the main issues, put them in to context and answer questions. Excellent, clear & prompt communication throughout. Highly recommend.”
We’re based in Liverpool and survey homes right across the North West. These are the areas closest to Formby.
Often it is, provided the bungalow appears in reasonable condition. If the dormer was added a long time ago, or there are several extensions of different ages, a Level 3 Building Survey gives more detail on each part. We can help you decide based on the listing and what you have seen at viewings.
Sandy ground generally drains well and is less prone to the shrinking and swelling seen in clay. That said, drainage, trees and the water table can still matter. We report on visible signs of movement or damp and suggest specialist checks only where the evidence points that way.
Absolutely. We provide RICS Red Book valuations for matrimonial and asset splitting purposes. The valuation is independent and sets out the reasoning behind the figure, which helps both parties and their advisers agree a fair basis for dividing assets. We can also value for probate, shared ownership staircasing and Help to Buy redemption.
