About the Level 2 →
Heswall looks out over the Dee estuary towards Wales, and its streets are lined with substantial detached houses, bungalows and modern homes on sloping plots. We provide RICS surveys and valuations here, with clear reports and a follow-up call to go through the findings.
Heswall began as a small village by the Dee estuary and grew through the twentieth century into one of Wirral’s most sought after places to live. Much of the housing is detached, from Edwardian and interwar homes to post-war bungalows and contemporary rebuilds. The land falls steeply towards the estuary in places, so many properties sit on sloping plots with retaining walls, terraced gardens and sweeping views. Local sandstone appears in walls and older buildings.
Larger houses come with larger roofs, more glazing and often several phases of extension, all of which need assessing. Sloping sites bring retaining walls, drainage and access into consideration. Many Heswall homes have been remodelled extensively, sometimes with modern materials attached to older structures. We look at how well these elements work together and what ongoing maintenance a substantial property is likely to need.
Gardens and driveways on Heswall’s slopes are often held up by retaining walls. We check for leaning, bulging or cracking, and recommend a structural engineer where a wall appears to be moving or under strain.
Many homes have been extended with big glazed areas to make the most of estuary views. We look at frames, seals, roof junctions and drainage, since leaks often occur where new and old construction meet.
Older properties may have sandstone garden and boundary walls that weather over time. We note erosion, loose stones or vegetation damage, and point out where repair by a specialist mason may be sensible.
Many Heswall homes are large, extended or on challenging ground, so a Level 3 Building Survey is often the most useful option. A newer detached house or bungalow in good condition can suit a Level 2 Survey. For probate, matrimonial or asset splitting purposes, our RICS Red Book valuations give an independent, well-reasoned figure. Compare every survey we offer.
Clear prices, plain-English digital reports and a call afterwards to talk through anything that matters. If a simpler survey will do the job, we’ll tell you.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”
“Couldn’t recommend Trust Surveyors enough. Kept me up to date, easily available to chat … ultimately the survey spotted something that could have caused me a lot of issues further down the line. Massive thank you to Trust Surveyors.”
“Very prompt initial response from my first enquiry and level 3 survey undertaken a few days later. Really thorough report received and a follow-up telephone call to go through the main issues, put them in to context and answer questions. Excellent, clear & prompt communication throughout. Highly recommend.”
We’re based in Liverpool and survey homes right across the North West. These are the areas closest to Heswall.
For bigger homes with multiple extensions or complex roofs, a Level 3 Building Survey usually gives the detail needed. It covers construction, defects and repair options thoroughly. For a newer house in good order, a Level 2 Survey may be enough.
Retaining walls, steps and drainage are the main things to look at. Water running down a slope needs to be managed so it does not collect against the house. Our survey covers what we can see and flags any walls that need a structural engineer’s opinion.
We can, yes. Bungalows are common here, often with loft conversions or rear extensions. We look at the roof structure, any conversion work and how extensions tie in, and explain whether alterations appear well executed. Where a dormer or loft room has been added, we also look at stair access and visible insulation.
