About the Level 2 →
Much of Kirkby was built in the 1950s and 1960s to rehouse families from inner Liverpool, so many homes here are ex-council houses of that era. We help buyers understand how a property was built and what condition it is in.
Kirkby was a small village until the decades after the Second World War, when large estates were laid out to house people moving out of crowded central Liverpool. Building happened fast, using both traditional brick and a range of system-built methods designed to speed up construction. Houses, maisonettes and flats followed, some with flat roofs typical of the period. Since then, many homes have been bought by their tenants, upgraded and extended, and newer private developments have been added.
When buying a Kirkby home, the construction method is one of the first things to establish. Most ex-council houses are conventional brick, but some post-war types use concrete or steel, and lenders may want extra reassurance for those. We look at the structure, the roof covering, external insulation or cladding added during later improvement programmes, and the quality of owner-led alterations such as extensions or new kitchens.
A number of post-war homes were built with prefabricated concrete or steel. We aim to identify the construction where possible and explain whether repair certificates or a structural engineer’s report might help your lender and future resale.
Some homes have had insulated render or cladding fitted to the outside during improvement schemes. We check for cracks, staining or damage at joints and window openings, where moisture can sometimes find a way behind it.
Low rise blocks, maisonettes and garages from this period often have flat roofs. We look at the covering and drainage, and note where the roof appears to be ageing or holding water.
Brick-built ex-council houses in reasonable condition often sit comfortably within a Level 2 Survey. If the house may be a non-traditional type, has been significantly altered, or shows signs of structural concern, a Level 3 Building Survey is the more thorough choice. Landlords holding several Kirkby properties may find our stock condition surveys useful for planning maintenance. Compare every survey we offer.
Clear prices, plain-English digital reports and a call afterwards to talk through anything that matters. If a simpler survey will do the job, we’ll tell you.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”
“Couldn’t recommend Trust Surveyors enough. Kept me up to date, easily available to chat … ultimately the survey spotted something that could have caused me a lot of issues further down the line. Massive thank you to Trust Surveyors.”
“Very prompt initial response from my first enquiry and level 3 survey undertaken a few days later. Really thorough report received and a follow-up telephone call to go through the main issues, put them in to context and answer questions. Excellent, clear & prompt communication throughout. Highly recommend.”

The seller or estate agent may know, and your solicitor can ask. We will also look at the walls, roof space and other clues during the inspection. If we think the property is a non-traditional type, we will say so and explain what your lender may ask for.
Many are solidly built family homes with good gardens. As with any house, condition and construction are what matter. A survey helps you understand both, so you can make a decision based on facts. We avoid general verdicts and focus on the specific property in front of us.
Certainly. We inspect the flat and the shared areas we can access, such as stairwells and walkways. Leasehold flats bring service charges and building management into the picture, so we highlight anything worth raising with your solicitor before exchange. Walkway and stairwell condition can also affect future costs, so we note what we see.
Just the address, the agent’s details and roughly when you need the report. We’ll suggest the right level of survey, confirm the price and sort out access with the agent or vendor.
Share the property details and we’ll confirm the right survey, the price and a date.
