About the Level 2 →
St Helens was shaped by glassmaking and coal mining, and its housing reflects both: long brick terraces, interwar semis and many newer estates on former industrial land. We survey homes here carefully and explain the results in a clear, friendly way.
St Helens grew as an industrial town in the nineteenth century, built on coal mining and glass manufacture, with Pilkington becoming its most famous name. Terraces of red brick houses spread out around the works and pits for the growing workforce. Interwar and post-war council estates followed, together with private semis and bungalows. In recent decades, new housing has been built on reclaimed industrial and colliery land around the town.
Coal mining is the main local factor to understand. Many parts of the borough were mined, and your conveyancing solicitor can order a Mining Remediation Authority report, formerly the Coal Authority, to show recorded workings and any claims. We look for signs of past movement in walls, floors and openings, and comment on whether they appear historic or worth investigating. We also look at how older terraces have been modernised.
Distorted window frames, stepped cracks or sloping floors can point to past ground movement. We record what we see and recommend a specialist or further investigation where the signs suggest it, alongside your solicitor’s mining search.
In many terraces, chimney breasts have been removed downstairs to create more space. If the stack above is not properly supported, problems can follow. We look for evidence of support in the loft and rooms.
Newer estates on former industrial sites are usually built to modern standards. We still check for settlement cracking, drainage issues and how gardens and paths are holding up, and note any warranty paperwork worth requesting.
Plenty of St Helens semis, bungalows and modern homes in reasonable condition are well suited to a Level 2 Survey. Choose a Level 3 Building Survey for an older terrace with visible movement, a property that has been substantially altered, or one you intend to extend. Landlords with multiple homes in the borough can also ask about stock condition surveys. Compare every survey we offer.
Clear prices, plain-English digital reports and a call afterwards to talk through anything that matters. If a simpler survey will do the job, we’ll tell you.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”
“Couldn’t recommend Trust Surveyors enough. Kept me up to date, easily available to chat … ultimately the survey spotted something that could have caused me a lot of issues further down the line. Massive thank you to Trust Surveyors.”
“Very prompt initial response from my first enquiry and level 3 survey undertaken a few days later. Really thorough report received and a follow-up telephone call to go through the main issues, put them in to context and answer questions. Excellent, clear & prompt communication throughout. Highly recommend.”
We’re based in Liverpool and survey homes right across the North West. These are the areas closest to St Helens.
Much of the area has a mining history, so a Mining Remediation Authority report through your solicitor is sensible. Most homes are unaffected in day to day terms, but the report confirms what is recorded. Our survey adds an on site view of any visible movement in the building itself.
If the terrace is in good order and has had sensible modernisation, a Level 2 Survey often works well. For a terrace needing repair, with removed walls or signs of movement, a Level 3 Building Survey goes into more detail on construction and remedies.
That is something we offer. Shared ownership providers usually require a RICS valuation before you buy a further share. As RICS Registered Valuers we provide Red Book valuations for staircasing and for Help to Buy loan redemption as well. The valuation reflects the whole property at market value, which your provider then uses to work out the cost of the additional share you wish to buy.
Call 0151 702 0123 or send us the address through the contact form. We’ll recommend the right level of survey, confirm the price and arrange access with the estate agent or vendor for you.
Tell us the address and roughly when you need the report, and we’ll advise on the right level.
