Your Tyldesley home, properly surveyed

Tyldesley sits on a ridge above the flat land towards Astley, with a town centre that grew around cotton mills and nearby collieries. Terraces, semis and new estates sit side by side. Our RICS reports explain each property’s condition clearly, with a call to follow.

Hillside terraces with views over the mosslands

Tyldesley grew as a cotton town in the late eighteenth and nineteenth centuries, with mills and workers’ terraces built along and around the hill on which the town centre stands. Coal mining in the surrounding area added to its growth. Later decades brought council housing, interwar semis and bungalows, while recent years have seen new estates, helped by the guided busway linking Leigh, Tyldesley and Manchester.

The slope of the town can matter for older terraces: houses stepping down a hill may show cracking at the joins between neighbours or damp where ground is higher at the back. A surveyor will check for this, along with roof and chimney condition and rear extensions. Because the area was mined, a Mining Remediation Authority report via your solicitor is a sensible step.

Where we focus in Tyldesley

Stepped terraces on slopes

Where terraces step down the hill, joins between houses can crack or allow water in. We check rooflines, chimney junctions and walls for movement and damp along these steps.

Ground levels at the rear

Sloping plots can leave the ground higher than floor level at the back. We look for damp on those walls and explain simple fixes, such as lowering ground or improving drainage, where they apply.

Modern estate homes

For newer houses near the busway and on former industrial land, we check finishes, roof ventilation and drainage, and point out visible defects worth raising with the builder.

Choosing the right survey in Tyldesley.

Many homes in Tyldesley suit a Level 2 Homebuyer Report, particularly semis and terraces in reasonable condition. If the terrace is old and needs work, sits on a steep plot with visible cracking, or you plan major changes, a Level 3 Building Survey gives a fuller assessment. Newer homes in good order may only need a Level 1 Condition Report. Compare every survey we offer.

“We thankfully avoided proceeding with a house purchase after Sean spotted major red flags with his keen eye for detail in the initial survey. We now have a new house to move into after a second survey from Sean and thoroughly trust his judgement!”

Common questions about Tyldesley.

Do hillside terraces in Tyldesley have particular problems?

They can be more prone to damp where the ground is higher at the back, and to cracking where houses step down the slope. Neither is unusual. Our survey explains what we see and whether it looks old and stable or needs a specialist to investigate.

Is mining relevant when buying a house in Tyldesley?

Coal was mined in the area for many years, including at nearby Astley Green. Your solicitor can order a Mining Remediation Authority report for the property. Our survey checks the building for visible signs of past ground movement, such as cracking or sloping floors.

Can I get a survey on a newly built Tyldesley house?

Yes. A Level 1 Condition Report or Level 2 Homebuyer Report suits most newer homes. We do not carry out snagging inspections, but our report will point out visible defects that you may want the developer to put right. We then talk you through the report on a call.

What do you need from me to survey a Tyldesley property?

Just the address, the agent’s details and roughly when you need the report. We’ll suggest the right level of survey, confirm the price and sort out access with the agent or vendor.
