Buying or Selling a Property with Past Subsidence
A subsidence history does not make a home unsellable, but it must be disclosed and documented. Buyers should ask for the certificate of structural adequacy if remedial work was done, plus the insurer’s claim records. Movement that stops when the ground rehydrates confirms seasonal shrinkage, which is managed rather than repaired.
Patience here saves money. Underpinning ordered in haste can cost 15,000 pounds or more and is sometimes unnecessary, while a drain repair or crown reduction of an offending tree resolves a large share of confirmed cases for a tenth of that figure. How to Reduce Subsidence Risk This Summer
